Welcome to the fourth Virtual Workshop for the proposed Riverwalk Plan!

Riverwalk San Diego is a once-in-a-lifetime chance to create a park, restore river habitat, and establish a vibrant live-work-play neighborhood in San Diego—all accessible by trolley.

We need your input to help create the best possible project for Mission Valley residents and all of San Diego to enjoy.

The purpose of this virtual workshop is to collect your input on the latest updates for the Riverwalk Plan, including initial data on traffic. This information was reviewed and discussed at our Community Update Meeting on December 4, 2018.

This virtual workshop includes:

  • a 45 minute video of the presentation from the Community Update Meeting;
  • displays from the Open House portion of that meeting; and
  • an input form for your comments

Your input may remain anonymous, if you prefer. Separate from this workshop, you may provide contact information to join the project notification list and receive updates on project developments from the project website.

OVERVIEW
The proposed plan will transform the existing Riverwalk specific plan into a balanced, mixed-use community with a large new public park, residential living, community-oriented retail uses, new transit access, and office space.

Major community benefits from the project start with the following:

  • Environment – restores river to natural habitat and fulfills the City of San Diego’s Climate Action Plan
  • Community – creates a walkable, live-work-play neighborhood
  • Economy – creates needed housing, local jobs, and local economic activity

The following 45-minute presentation delivered by Pete Shearer of Hines provides an overview of the project and the planning topics featured in this virtual workshop, including a detailed overview of the initial traffic analysis. It was recorded at our Community Update Meeting on December 4, 2018.

For over 100 years the Levi-Cushman families have owned the property and positively contributed to the San Diego region.

Hines
As the co-owner of the property, Hines brings extensive experience in a range of property types, and a pioneering commitment to sustainability. The Hines project leaders are local residents, and Hines is one of the most respected real estate organizations in Southern California.

Previously-Approved Levi-Cushman Plan
The previously-approved Levi-Cushman Plan for the site calls for higher intensity of development, a channelized San Diego River, less contiguous open space, and higher traffic levels.  The proposed Riverwalk Plan will feature more open space, less office and retail space, and more market-rate and affordable housing, which is desperately needed in our city.

SITE PLAN AND USES

PARK DESIGN, SAFETY AND SECURITY

The development of the park design will continue through the General Development Plan process, which is hosted by the Mission Valley Planning Group. Initial park design concepts will be further refined and shared with the planning group and the community at upcoming meetings.

Safety and security in the Riverwalk community, neighboring communities and within the River Park are a top priority.  Hines is collaborating with neighboring property owners and the City of San Diego to identify ways to secure public spaces for healthy and safe use for everyone.

MOBILITY AND TRAFFIC

The new proposal for Riverwalk reduces the amount of new traffic as compared to the previously-approved Levi-Cushman Plan.  The approach to mobility and includes the following:

  • Multiple street connections within and to the site
  • Comfortable bicycle and pedestrian pathways and connectivity
  • Proposed San Diego Trolley station and bus connections
  • Adequate parking for all users
